ESTIMATOR
Join our team as an Estimator, where you’ll play a vital role in shaping the financial success and strategic execution of our construction projects. As the lead for all estimating functions, you will be responsible for delivering accurate, detailed, and reliable cost estimates, while enhancing our systems and mentoring project teams. Your insights and leadership will drive cost-efficiency, inform decision-making, and directly contribute to the successful execution of projects that define the Durwest Building Experience.
Reports to: Preconstruction Manager
ROLES AND RESPONSIBILITIES
Estimating and Cost Management
- Take full ownership of estimating across all company projects.
- Produce detailed estimates from conceptual through to final design, including take-offs and subcontractor quotations.
- Assist in preparing preliminary budgets and conceptual estimates for marketing and pursuit efforts.
- Maintain and regularly update unit rates and estimating systems to ensure accuracy and efficiency.
- Continuously review and refine the Durwest estimating program to support evolving project needs and innovative processes
- Provide input on project specifications to optimize design and improve cost outcomes.
Project Collaboration and Communication
- Actively participate in weekly operations meetings, sharing updates and highlighting any cost-related risks or opportunities.
- Collaborate closely with Project Managers on all cost-related aspects of projects, including trade tenders, budgets, cash flows, and schedules.
- Support the review of contractor bids and quotations, ensuring fairness and recommending selections based on value and accuracy.
- Participate in Value Engineering (VE) sessions to identify and evaluate cost-saving strategies.
- Track and support the management of change notices, RFIs, submittals, and approvals to maintain control of budget impacts.
Training, Development, and System Management
- Provide training and mentorship to Project Managers in estimating procedures and tools.
- Lead peer reviews of job cost worksheets and reports to ensure alignment between forecasted and actual costs.
- Continuously enhance the estimating process by implementing best practices and reviewing outcomes post-project.
- Ensure trade change orders are fairly assessed and documented accurately.
Quality Control and Project Monitoring
- Review construction drawings to ensure alignment with budget assumptions, efficiency in detailing, and constructability.
- Participate in tendering activities, evaluating scopes of work, trade interest, and general requirements.
- Monitor estimating outputs to ensure consistent delivery of high-quality, data-driven cost information.
SKILLS AND EXPEREINCE
- Minimum 5 years of estimating experience, with exposure to a variety of project types and stages (conceptual through working drawings).
- Diploma or Degree in Construction Management, Civil Engineering, or related discipline preferred.
- Strong understanding of construction documents, methodologies, materials, and coordination of mechanical/electrical systems.
- Excellent communication and collaboration skills with the ability to influence and guide project teams.
- Highly organized, detail-oriented, and capable of managing multiple priorities in a fast-paced environment.
- Proficient in Microsoft Office, MS Project, and comfortable adopting construction technology tools.
- Experience with estimating software (specify if relevant: e.g., Sage Estimating, Procore Estimating) is an asset.
PRECONSTRUCTION COORDINATOR
We are currently seeking a Preconstruction Coordinator to join our dynamic team. In this essential role, you’ll help drive the successful procurement and preconstruction coordination of a wide range of projects. From preparing tender documents to maintaining cost histories and supporting estimating efforts, your work will lay the foundation for project success. You’ll work closely with the Preconstruction Manager, project teams, and subcontractors to keep timelines on track and ensure clear, efficient communication throughout the process.
Reports to: Preconstruction Manager
ROLES AND RESPONSIBILITIES
Procurement Coordination
- Prepare and manage project addenda, ensuring all changes are clearly communicated to relevant stakeholders.
- Track and manage tender RFIs, ensuring timely and accurate responses.
- Prepare and issue tender forms and RFQs (Request for Quotes) to subcontractors and suppliers.
- Manage the full tendering process, including trade outreach, bid collection, review, and contract finalization.
- Draft and revise project-specific Supplementary General Conditions (SGCs) and General Requirements (GRs).
- Maintain the master tender diary and lead follow-up with trades as required.
- Prepare Letters of Intent (LOIs), award recommendations, and ensure timely issuance of trade contracts.
- Manage subcontractor prequalification requirements and ensure records are up to date.
- Maintain and update master tender documents, including bid forms, templates, and project-specific materials.
- Assist in the implementation and ongoing use of tendering software to enhance process efficiency.
- Develop and track a master tender schedule, aligning timelines across all active preconstruction efforts.
Estimating Support
- Manage and maintain estimating data and historical cost records to support accurate future project pricing.
- Create and maintain a unit-rate costing database for internal reference.
- Update estimating templates to reflect current standards and improve consistency.
- Support the project team with phase code updates and the creation of Procore upload tabs.
- Assist in preparing project estimates as needed across various project types.
- Explore new estimating software solutions to improve accuracy and efficiency.
SKILLS AND EXPERIENCE
- Strong organizational and time-management skills, with the ability to juggle multiple tasks and deadlines across projects.
- Excellent written and verbal communication skills for document preparation and stakeholder engagement.
- Detail-oriented, with a commitment to producing accurate and timely tender documents and estimates.
- Experience working with or coordinating within project management platforms such as Procore is an asset.
- Proficient in MS Office (Excel, Word, Outlook), with a strong aptitude for spreadsheet/database creation and maintenance.
- Solid understanding of procurement and estimating processes in the construction industry.
- Self-motivated and capable of working independently with minimal supervision.
- A collaborative, team-focused attitude with a proactive approach to problem-solving.
- Demonstrated relationship-building skills with subcontractors, suppliers, and internal teams.
- Flexibility to adapt to changing project requirements and priorities.
